CONSTRUCTION OF INSULATED CANOPIES

(Also with photovoltaics)

NEW “INSULATED” ROOF with sheet metal/roofing/roofing materials

Construction of New Canopy in a detached and isolated position from the existing building.

All applicable regulations on distances even within the property must be complied with. Some municipalities may be required to maintain the 10-meter distance from the dwelling building as well. The civil code where not specified by local regulations would impose the distance of 3 m.

What permits are needed?

ONLY IN LANDSCAPE CONSTRAINT AREA

Prior Landscape Authorization (90 to 120 days after application) to be obtained from the competent Superintendence.

IN ALL CASES

Building Permit to be applied for at the municipal technical offices (60 to 120 days).
Superintendence and municipality requests can be concurrent and made at the same time.

What documents are required to leave?

If not present, it is necessary to submit a request to the municipality to have the project

SURVEY OF THE PROPERTY TO VERIFY URBAN PLANNING REQUIREMENTS
AND CIVIL ISSUES.

  • Boundary distances of 5 meters or in adherence to the boundary
  • distance from neighboring buildings of 10 meters (except less restrictive municipal regulations)
  • Verification of the available covered area according to the provisions of the Municipal Urban Plan. (Only a percentage of lot can be covered)
What if they are a business?

In the case of commercial activities and for the construction of photovoltaic canopies, it is possible to apply to the municipality for a so-called “Exceptional Building Permit” through the Productive Activities Desk (SUAP).

In this way it is possible: to apply for and obtain the construction of photovoltaic canopies even in derogation of the provisions of municipal regulations.

What does it mean concretely?

That if certain requirements are not present or missing in the implementation zone, they can be surpassed by applying to the municipality for a special permit to build for the purpose of business activity.

CONSTRUCTION OF LEAN-TO ROOFS

(Also with photovoltaics)

NEW CANOPY LEANING AGAINST THE BUILDING
With sheet metal/roofing/non-permeable materials covering
– with and/or without photovoltaics

Construction of New Canopy in location abutting the existing building.
The distance to other neighboring buildings remains to be verified.

The construction of a lean-to canopy can fit within a building renovation project. Depending on whether it is included in a renovation project or not, the relevant standards change.

What permits are needed?

ONLY IN LANDSCAPE CONSTRAINT AREA

Prior Landscape Authorization (90 to 120 days after application) to be obtained from the competent Superintendency

In the case of inclusion in an existing building renovation project, it can be deducted at 50 percent subject to the overall expenditure ceiling of 96,000 euros.

The ceiling refers to all renovation works altogether without distinction and therefore also to the new canopy.

When, on the other hand, is it a renovation?

A renovation intrevention is when a set of renovation works are carried out on the property that transform the building.

It is sufficient, for example, to intervene on the building elevations (changedimension of the window hole) or on the interior (move walls or add walls to divide rooms). An extension of the existing building is not to be made.

ALTERNATIVELY.

IF WITH PHOTOVOLTAIC YOU CAN TRY THE 110% ECO-SUPERBONUS

Also as part of a building renovation (see above) that involves energy improvements to the building, it is possible to access the 110% Eco-Superbonus by reaching different thresholds and targets:

To activate the Superbonus for solar photovoltaic panels, one must do at least one driving work (coat or boiler of a particular type) and together provide for the installation of the photovoltaic system, all provided that there is a final increase after the intervention of at least two energy classes of the property.

IN THIS CASE BUT THE MAXIMUM AMOUNT ALLOWED FOR SPENDING IS €1600/kw of system + any €1000/Kw of storage.

Construction of a fixed structure, WITHOUT A FIXED IMPERMEABLE COVER.
The pergola from an urban planning point of view is characterized by a structure designed to support a non-fixed roof. For this reason, unless otherwise stipulated in municipal regulations, a retractable awning is also allowed since it does not constitute a fixed cover.

PERGOLA REALIZATION
WITH PHOTOVOLTAIC

(New pergola with photovoltaics)

Construction of a fixed structure, WITHOUT A FIXED IMPERMEABLE COVER. The pergola from an urban planning point of view is characterized by a structure designed to support a permeable roof. In this framing, spaced photovoltaic panels can be adopted to cover the pergola.

Important to ensure permeability and thus not create a water impermeable cover surface in any way. The construction of a pergola, moreover, can fit within a building renovation project.

Depending on whether it is included in a renovation project or not, the relevant standards change.

What permits are needed?

CONSTRUCTION OF CANTILEVER ROOFS
EVEN WITH PHOTOVOLTAIC

NEW CANOPY CANTILEVERED FROM THE BUILDING

With sheet metal/roofing/non-permeable materials covering

– with and/or without photovoltaics

Construction of New Canopy cantilevered from the facade of the existing building.
The maximum overhang for not falling under the regulations of lean-to canopies (ref. Lean-to canopies above), is 1.5 meters. The 1.5-meter overhang does not require compliance with any special distances or verification of particular urban planning indices. There is no maximum extent in development along the facade.

For overhangs greater than 1.5 meters, the standards for lean-to canopies must be followed.

The construction of a cantilever roof is part of a project that falls under the ceteogory of Renovation.

IN THE CASE OF INCLUDING IN AN EXISTING BUILDING RENOVATION PROJECT, IT CAN BE DETRACTED AT 50% WITH RESPECT TO THE OVERALL EXPENSE MAXIMUM OF 96,000 euros. THE CEILING IS FOR ALL RENOVATION WORK ALTOGETHER WITHOUT DISTINCTION, AND THEREFORE ALSO FOR THE NEW CANOPY.

SUPERBONUS: PHOTOVOLTAICS AND STORAGE SYSTEMS

What requirements do you need to have in order to apply the Superbonus to Photovoltaics and Storage Systems?

YOU NEED TO PERFORM AT LEAST ONE OF THESE INTERVENTIONS TRAINERS:


  • THERMAL INSULATION
    Of opaque surfaces (COVER OR UNDERGROUND) for more than 25%.
    Of the gross dispersing area of the building

  • REPLACEMENT OF HEATING SYSTEMS
    with high-efficiency centralized systems ( heat pumps or solar thermal)
  • SISMABONUS Intervention
What requirements must PV have to be eligible for the Superbonus?

INSTALLATION OF SOLAR PHOTOVOLTAIC SYSTEMS

1) connected to the power grid;

2) installed on buildings or appurtenant structures;

3) Obligation to connect to the grid and network.

In the case of new structures such as canopies, the intervention is a Renovation intervention.

What are the ceilings?

Since this is a Renovation work, the Expenditure Limit is 1600 €/Kw.

The 110% rate applies to the portion of expenditure corresponding to the maximum power of 20 kW.
For the portion of the expenditure corresponding to the power exceeding 20 kW, a 50% deduction is due with an expenditure ceiling of 96000 Euro.

What about storage systems?

Intervention that can be combined with Photovoltaics.
There is an expenditure ceiling of 1,000 euros per kW of system storage capacity.
